EPC (Energy Performance Certicate)

An EPC tells the potential buyers and tenants about the energy performance of a building so they may consider energy efficiency as part of their investment or business decision to buy or invest in that building.

• Level 3
Relates to simple existing buildings with commonly occurring characteristics that can be modelled using the Simplified Building Energy Model (SBEM). Level 3 buildings comprise the majority of the building stock.

• Level 4
Relates to new and more complex existing buildings that can be modelled using SBEM. These buildings are likely to include more complex building services.

When are Energy Performance Certificates required?

From the 4th of January this year it is now a legal requirement to have a Commercial or Non domestic Energy Performance Certificate (EPC) when marketing a Commercial Property for sale, lease or let.

Why do I need an EPC?

Reducing energy consumption and eliminating wastage are among the main goals of the European Union (EU). The EU support for improving energy efficiency will prove decisive for competitiveness, security of supply and for meeting the commitments on climate change made under the Kyoto protocol.

4 Steps to Commercial EPC certification

Through this simple four step process, we aim to ensure quality certification through accuracy and detail, delivered with efficiency and care.

4 step process

 

1. Requirement and Consultation

First we establish whether your building or premises requires a Commercial or non domestic Energy Performance Certificate (EPC). We provide additional consultation where more than one EPC is required. An accurate quotation is then based on the following:

Location and age of property
Size and usage of property
Availability of plans and drawings for the property

2. Site Survey

It is a mandatory requirement to visit each site or premises. We must verify the usage of the building and its layout. During the site survey full or part building dimensions will be taken. Data will be gathered on windows, doors and general building fabric. Lighting Heating & Ventilation equipment plus control details will be acquired. Photographs will be taken for our records.

3. Performance Computation

Having gathered all the necessary building data we will then build a 3D computer based thermal model. This model will establish a C02/EPC rating.

4. Certificates & Registration

We produce the final certificate & associated Recommendations Report. We then pay Lodgements fees for registering the certificate with Landmark. This is normally within 24 hours.

Penalties

Currently the penalty for failing to make an EPC available to any prospective buyer or tenant is fixed in most cases at 12.5% of the rateable value of the building, with a default penalty of £750 where the formula cannot be applied. A formula is used as the costs of producing an EPC for non-dwellings are expected to vary according to the size, complexity and use of the building. The range of penalties under this formula are set with a minimum of £500 and capped at a maximum of £5,000. Your local trading standards team are responsible for enforcing the law.
